The announcement came after a long wait. If you're in a building from the early 2000s Gold Coast boom without a renovated lobby or updated amenity package, the widening days-on-market figure is the number to watch. It doesn't mean your unit won't sell. It means pricing and presentation matter more this year than they did two years ago, and buyers now have a very specific, very visible comparison point a short walk up River Road. If you're weighing whether to list now or wait for the new tower to open, the honest answer is that nobody has a firm date for that opening yet, which argues for pricing to today's market rather than waiting on a moving target.

If you're buying, the calculus runs the other way. Units in established buildings with river views and reasonable HOA fees are sitting on the market longer than they were a year ago, which is leverage a buyer didn't have in 2023 or 2024.
